Fiberglass Pool FAQ: Answers for MD, DC & Northern Virginia
These are the questions homeowners actually ask us before, during, and after a fiberglass pool project in Maryland, Washington DC, and Northern Virginia. We have answered them the way we would at your kitchen table, including the parts that are not in our favor. Nothing here is a sales pitch — if you leave better informed and decide a pool is not for you, that is a good outcome too.
Before You Start
How long does a fiberglass pool project actually take?
The shell itself is set in a day. The project around it takes longer. For a typical Maryland, DC, or Northern Virginia backyard, plan on roughly two to four months from signed contract to swimming — and permitting, not construction, is usually the longest stretch. Excavation, setting the shell, plumbing, and backfill often happen inside a week or two once the permit is issued and the shell has been delivered. Weather, lot access, soil conditions, and whether your jurisdiction requires a grading plan all move that window. Anyone who quotes you an exact finish date before seeing your plat and knowing your permit status is guessing.
Do I need a permit to put a pool in my backyard?
Almost certainly yes. Every jurisdiction we serve treats an inground pool as a permitted structure, and the Virginia Uniform Statewide Building Code sets the threshold at water deeper than 24 inches — which every inground fiberglass pool exceeds. Expect a building permit plus a separate electrical permit for lighting, outlets, and circulation equipment, and a plumbing or mechanical permit if you are adding a fuel-fired heater. You will typically need to submit your plat along with pool plans. Requirements and review times differ meaningfully between counties, so check with your local building department early — the permit timeline usually drives the whole project schedule.
What do HOA rules typically control?
If your neighborhood has an HOA or community association — and many Northern Virginia and Montgomery County neighborhoods do — its architectural review is a separate approval from your county building permit, and it often takes longer. HOAs commonly govern fence style and height, equipment screening, decking material and color, setbacks from shared property lines, construction hours, and where heavy equipment can stage. Some require their approval before you apply for a county permit. Submit to the HOA early and in parallel with permitting. An HOA cannot override the building code, but it can absolutely delay a project that is otherwise ready to go.

When is the best time of year to install a fiberglass pool in the Mid-Atlantic?
The honest answer is that fall and winter are often the better time to start, even though most people call in spring. Excavation is possible year-round here in all but hard-frozen ground, and starting off-season means your permit is moving while the queue is short and your pool is finished before the season rather than during it. Spring starts compete with everyone else’s spring start — for permit review, for contractor availability, and for shell delivery. If you want to swim by Memorial Day, the conversation should start the previous fall, not in April.
How much of my yard gets torn up, and what access do you need?
More than most homeowners expect. Beyond the pool itself you need a working perimeter around the excavation, somewhere to stack spoil, and a path wide enough for an excavator and a delivery truck. A one-piece fiberglass shell is a single rigid object — commonly 12 to 16 feet wide — so it either fits through your access or it has to be craned over the house. Gates, mature trees, retaining walls, septic fields, and utility easements all constrain the route. This is the first thing we look at on a site visit, because it determines what is possible before anything else does.
Choosing a Pool
How customizable is a fiberglass pool, really?
The shell shape is fixed — that is the tradeoff for factory quality control — but far more is adjustable than people assume. You choose from 60+ one-piece Latham and Viking models, then select interior color and finish, waterline tile, coping, lighting, water features, and tanning ledges or benches where the model offers them, plus the entire deck and hardscape surrounding the pool. Two identical shells in two backyards can look nothing alike. What you cannot change is the shell’s dimensions, which makes choosing the right model for your lot the decision that matters most.

How do I choose a size and shape that fits my lot?
Work backwards from constraints, not from the catalog. Start with your setbacks, your access route, and any easements, then subtract the deck width you actually want to walk on — usually three to four feet minimum on the working sides. What is left is your real envelope. After that it is about use: lap swimming favors a rectangle, families with young children benefit from a tanning ledge and a long shallow end, and small yards often do better with a compact shape plus generous decking than with the largest shell that technically fits.

What a Good Installation Looks Like
What separates a well-installed fiberglass pool from a poorly installed one?
Almost everything that matters is buried before you ever see the water. The base needs to be a properly graded, compacted gravel bed rather than disturbed native soil, so the shell bears evenly across its whole floor. Backfill should go in gradually and in lifts, kept level with the water being added inside, so the shell is never pushed from one side. Plumbing should be pressure-tested before it is covered. The bond beam and deck need to be poured so they do not transfer load onto the shell lip. A pool that was rushed at the backfill stage can look perfect on day one and show it three years later.

What causes a fiberglass pool to shift, bulge, or float — and how is it prevented?
Water and soil, almost always. A shell that is backfilled unevenly, or backfilled with material that holds water, can bow inward at the walls. A pool drained at the wrong time — or one sitting in a high water table without a working hydrostatic relief valve — can lift out of the ground, because an empty fiberglass shell is essentially a boat. Prevention is unglamorous: clean, free-draining backfill placed in lifts, proper compaction, a functioning relief valve, drainage directed away from the pool, and never fully draining the pool without a specific reason and a plan.
What should I ask any pool company before I sign?
Ask who is physically doing the work and whether they are licensed and insured. Ask what the quote includes and, more usefully, what it excludes — electrical, gas line, fencing, landscaping restoration, and decking are the usual gaps. Ask what happens if the excavation hits rock, marine clay, or groundwater, and who absorbs that cost. Ask what the backfill material will be. Ask for warranty terms on both the shell and the installation labor in writing, and note that those are two different warranties from two different parties. Ask to see a pool they finished three or more years ago, not last month.
Owning the Pool
How much maintenance does a fiberglass pool actually need?
Less than concrete, but not zero. The gelcoat surface is non-porous, so it does not harbor algae the way plaster does, which usually means noticeably lower chemical use and less brushing. Expect to check water chemistry weekly in season, empty skimmer and pump baskets, run the pump enough hours to turn the water over, and clean the filter periodically. Fiberglass is also less tolerant of badly balanced water than people assume — low calcium hardness or aggressive pH can dull the finish over time.

Can I run my fiberglass pool as a saltwater pool?
Yes, and it is a common pairing. Fiberglass and salt chlorine generators get along well — unlike some plaster and metal components, gelcoat is not damaged by salt at pool concentrations. A salt system does not make the pool chlorine-free; it generates chlorine on site from dissolved salt, which most owners find gentler on skin and eyes and easier to keep steady. You will still test and balance the water. Pay attention to the cell’s lifespan and to any metal fittings, handrails, or heaters in the system, since those are what salt actually affects.

How do I close a fiberglass pool for a Mid-Atlantic winter?
Do not drain it — that is the single most important rule. The water in the pool is what holds the shell in place against ground pressure and any high water table. Standard closing here means balancing the water, lowering the level below the skimmer, blowing out and plugging the lines, adding antifreeze where appropriate, removing and storing equipment that can freeze, and covering the pool. Fiberglass handles freeze-thaw well because the shell flexes slightly rather than cracking, which is a real advantage in this climate.

What happens if the gelcoat gets scratched or a spider crack appears?
Both are repairable, and neither necessarily indicates a structural problem. Surface scratches in gelcoat can usually be polished or filled and color-matched. Spider cracks — fine, shallow crazing in the gelcoat layer — are cosmetic in most cases and often trace back to an impact, a point load during installation, or stress at a fitting. What matters is the distinction between a crack in the gelcoat layer and a crack through the laminate behind it. The first is a finish repair; the second needs investigation into what is moving underneath. If you see one, photograph it and note whether it changes.
